Estimates & pricing
01Are estimates really free?
Yes. We come look at the space in person, talk through what you want, and send you a written price with the scope spelled out. There's no charge for that and no pressure to book.
How much will my project cost?
It depends on square footage, the condition of the surfaces, and how much prep and repair the job needs before finish work starts. A room with clean walls prices very differently than one with water damage and cracked plaster.
That's why we look at it in person rather than quoting over the phone. An honest number takes ten minutes of looking.
How fast do I get the estimate back?
Usually within a day or two of the walkthrough. Bigger remodels with more moving parts can take a little longer, and we'll tell you upfront if that's the case.
Will the final price match the estimate?
That's the goal, and it's why the scope is written out before we start. The number changes only if you add work or if we open something up and find a problem that was hidden — rot behind siding, water damage above a ceiling.
If that happens, you hear about it before we do anything about it. We don't hand people surprise line items at the end.
How does payment work?
Payment terms are laid out in your written estimate before any work starts, so you know the schedule in advance. If you have a question about it, ask during the walkthrough and we'll go over it then.
Scheduling & the job itself
02How far out are you booking?
It moves with the season — exterior work stacks up in summer, interior work fills in over winter. Call and we'll tell you where the schedule actually stands instead of guessing.
Do I need to be home while you work?
No. Plenty of our customers are at work while we're on site. We'll agree on access ahead of time and keep you updated as the job moves.
Can I stay in the house during the work?
In most cases, yes. We work in sections so you keep a usable kitchen or bathroom wherever possible, clean up daily, and use low-odor products for interior work in occupied homes.
Full gut remodels are the exception, and we'll be straight with you about that before the job starts.
Who actually shows up — you or a subcontractor?
The same crew that quoted the job does the job. You won't be explaining what you want twice or wondering who's in your house.
What do you do about cleanup?
Floors get papered, furniture gets covered, and debris goes out daily rather than piling up in your driveway for a week. At the end we walk the job with you, and anything you flag gets fixed before we call it complete.
Painting
03How many coats do you put on?
Two full coats over properly primed surfaces, standard. Big color changes or bare patched drywall sometimes need more, and that gets accounted for in the estimate rather than skipped to save a day.
What prep is included?
Prep is where a paint job is won or lost, so it isn't an add-on. Depending on the surface, that means:
- Patching holes, cracks, and nail pops
- Caulking gaps and seams
- Sanding glossy or rough surfaces
- Priming bare, patched, or stained areas
- Masking, papering, and removing hardware
- Scraping and washing on exteriors
Do I buy the paint, or do you?
Either works. Most people have us supply it so the product matches the surface and the sheen is right. If you already have paint you want used, that's fine too — just tell us at the walkthrough so it's reflected in the estimate.
Can you help me pick colors?
Yes. We'll talk through options and how a color will actually read in your light, and we always recommend sampling on the wall before committing. A chip under store lighting is not the same color in your living room at 4pm.
When is it too cold to paint outside?
Exterior coatings need a certain temperature range to cure properly, and Western New York gives us a real season for it. If the weather won't let the finish cure the way it should, we'll say so and schedule it right rather than rush a coat that fails by spring.
Interior work runs year-round.

04Will you take small jobs?
Yes. The running list on your fridge door is exactly the kind of work we do, and where we can we knock it out in a single visit instead of five separate calls.
My deck is gray and splintery. Can it be saved?
Usually. Most weathered decks come back with a wash, a sand, and a fresh seal. We replace the boards that are too far gone and fix popped nails first — staining over a loose board just hides the problem for a season.
Can you fix drywall damage so it doesn't show?
That's the whole job. We hang, tape, mud, sand, and match the existing texture so the patch disappears into the wall instead of announcing where the repair was.
If the damage came from water, the source needs to be resolved first — otherwise you'll be looking at the same stain next year.
Do you handle full remodels, or just finish work?
Both. Kitchens, baths, and basements get taken from demo through the final coat of paint, and carpentry, drywall, and painting are all in house. See the services page for the full list of what we cover.
What if something isn't holding up after you leave?
Call us. We'd rather come look at it than have you tell a neighbor we didn't. Our reputation around here is the only advertising that actually matters.
Commercial & rentals
05Do you work with landlords and property managers?
Regularly. Unit turnovers, make-ready punch lists, and standing maintenance are a real part of what we do, and we can schedule around tenant move-outs to keep vacancy short.
Can you work after hours so we stay open?
Yes. Offices, storefronts, and retail spaces get scheduled around your business hours, including evenings and weekends where the job allows.
Are you licensed and insured?
Yes — on both residential and commercial property. If your property manager or HOA needs a certificate of insurance on file before we start, just ask and we'll get it over to them.
What areas do you cover?
Western New York, for both homes and commercial property. If you're not sure whether you're in range, call and ask — we'll give you a straight answer rather than string you along.
